We are here to guide your right through the process from the moment you see the property advertised until the moment you move out. We are always here to provide any support or issues you may have regarding your tenancy, and will always be happy to help.

How can I get a tenancy?

  1. Viewing – Once you either see a property advertised that you would like to view or we have contacted you from the details you have left us, we will arrange a viewing for you on the property. This gives you a chance to have a good look at the property, and you can take as long as you need, we will always make time for you.
  2. Application – Once you have decided that you would like to apply for a property, and then we will sit down with you in the office and fill out an application for tenancy. We will need personal details about you, referees and your bank details for a credit search. You will also need two forms of I.D with you. An application fee will apply. It is also recommended that you pay a holding deposit on the property, we will then not show anyone else the property.
  3. Referencing – Once your application is complete, we will then carry out referencing. We will normally obtain references from the following sources: Bank, Employer, Previous Landlord and a Credit Search. This is done via an external credit referencing agency. Assuming all of the references come back OK, we will then need to take a full deposit and can arrange a moving in date.
  4. The Tenancy – On the day that you move in, you will need to come to our office. Here you will need to sign all of the relevant documents relating to the tenancy. We will firstly go through the tenancy agreement with you and explain any parts that you do not understand, secondly will be the Deposit Protection Certificate (if not already signed) to confirm that the deposit has been registered with a government approved scheme, and lastly the inventory stating the condition of the house. We will also need to set-up a standing order from your bank for the rental payment. Once the first months rent has been paid along with any other fees that may be due, we will then release the keys to you.
  5. After you’ve moved in – We will be happy to help with any issues that you may have relating to the property or your tenancy whilst you are living at the property. We will conduct periodic visits where we inspect the property.
  6. Leaving the property – It is a standard requirement that whilst you are in a periodic tenancy you hand in one month’s written notice when you wish to leave. On the last day of your tenancy, we will come to the property to conduct a check-out inspection. Providing that there are no damages, your deposit will be refunded in full within 14 days of the tenancy ending. If there are damages to the property, then necessary deductions may be made from the deposit, and you will be returned the remainder of it.
